Project Description

Muse is Lambeth Council’s partner for a project across three sites in Brixton, comprising a new, energy efficient 120,000 sq ft civic office and customer service centre for the Council, refurbishment of the existing Grade II listed town hall, new public realm and 194 new homes.

We have recently delivered 120 new homes, 40% of which are affordable, along with new restaurant and retail accommodation located just a few minutes’ walk from Brixton underground station.

The restoration of the locally-listed Ivor House provides 26 private apartments and 11,400 sq ft of ground floor and basement restaurant/ retail space fronting Acre Lane. The building has been fully refurbished to enhance its unique features and ensuring its long term use. 

Hambrook House was demolished to make way for a new building providing 48 affordable and 46 private apartments and one 1,800 sq ft retail / café unit fronting Brixton Hill and the entrance to the new Civic Centre. Notting Hill Housing, one of London’s leading housing associations owns and manages the affordable units. These units are available as 34 social rented units and 14 shared ownership.

The two mixed-use developments were completed late 2018 and early 2019.

This work is in addition to completing the existing first phase works, which included refurbishment of the Grade II listed Town hall and creation of a new civic office. These works have transformed the area around the town hall into a new vibrant community.

The Your New Town Hall project is rejuvenating Lambeth’s historic Town Hall, preserving its features and making it more open and accessible to residents. It is also reducing Lambeth Council’s core office buildings from 14 to two, saving at least £4.5m a year.

The project features:

•    Quality office space for local enterprises and start-ups

•    An energy efficient civic building with customer centre and council offices

•    Landscaped public areas

•    194 new homes, 40 per cent of which will be classed as affordable homes

•    A new cycle hub with changing/shower facilities and a café.

We will generate hundreds of new construction jobs, including around 45 apprenticeships, and the scheme will pay for itself through the redevelopment of old and expensive to run office buildings.
