We will create here a new high quality, mixed-use urban quarter between the East Coast Main Line railway and the town centre, on land currently largely derelict, much of it used for station parking.

We plan to move and improve the station building and increase station capacity in the process, as well as improve the setting and attractiveness of a number of listed buildings towards the south end of the area. We have a strong local partnership with the Council, Network Rail, GNER, GOYH and Yorkshire Forward. Land assembly is well advanced. Outline planning permission was obtained, covering 700,000 sq ft of new space, including 350 new homes, 300,000 sq ft of office space and a 150+ bed hotel, with a 1200 space multi-storey car park serving both station and office users. A detailed planning application for the first phase was lodged in December 2006, with a site start programmed for Summer 2007.
