It lies immediately adjoining Junction 23 of the M60 Manchester orbital motorway which links to the regional transpennine and national motorway networks. The scheme adjoins the sub regional centre of Ashton under Lyne, situated in the borough of Tameside, approximately 6 miles east of Manchester city centre.

Public transport facilities are excellent with numerous bus routes operating along Manchester Road.  Ashton Moss is located 14 miles to the east of Manchester International Airport.

Lord Sheldon Way

The Ashton Moss masterplan has evolved by incorporating within the scheme the final section of the M60 motorway, which bisects the site from the north to south, and a new 2.2km long east/west dual carriageway (Lord Sheldon Way) which includes bus, cycle and pedestrian routes.
The construction of Lord Sheldon Way was funded by land value.
