Design and Build
The land at South Rings is capable of being developed to an occupier’s specific, bespoke requirements. As the sites have outline planning consent for B1/B2 and B8 development, buildings can be procured within a short time scale.
A development team is already in place who have a detailed knowledge of the site. Initial designs can be quickly produced to illustrate the potential options available. The team can advise occupants on layouts, specification and environmental issues as appropriate.
A typical site plan above would comprise three buildings of around 30,000 sq ft (2,787 sqm), although this is flexible and buildings totalling circa 100,000 sq ft (9,290 sqm) can be accommodated.
Terms
Individual buildings can be made available either for sale or to let, on a design and build basis.
Specification
Office buildings will be designed tomeet occupier’s specific requirements. Buildings D and E have the benefit of detailed planning consent.
The building specification typically includes:
- self contained office buildings – 2 or 3 storey
- feature entrances
- tinted double glazed windows
- efficient floor plates
- fully accessible raised floors
- electrically heated and comfort cooled
- energy efficient and environmentally sustainable design
- capable of delivery within a 32 week build programme
- a car parking ratio of 1 space per 250 sq ft (23 sqm) net.
